Inspections:

We can carry out an ad-hoc inspection at your property, in order to ensure that the tenants are keeping the property up to an acceptable standard and ensure there are no maintenance issues that would need reporting.

INVENTORIES

An inventory done at the beginning of the tenancy is very important as that will be the starting point in the investigations at the end of the tenancy.

We use digital technology to capture all of the details of the property into a full colour, detailed, electronic report which is signed by the tenant on move in with a copy sent to all parties.

The report covers all aspects of the property, including every room, the exterior and meter readings. It also comes with a detailed commentary. The report is fully compliant with the Deposit Protection Service guidelines.

Should the tenants leave the property in a poor state (i.e. arrears, dirty or damaged) you will have to send the inventory as proof of how the property was handed over to them the day that they moved in.

Check-Outs:

The check-out will capture the property at the end of the tenancy and both reports will be compared to determine what the damages were and what the deductions from the bond should be.

Should you want us to negotiate any deductions from the deposit with your tenants we can also assist with this process on your behalf.
